Major Incentives from government agencies: Some Southern California Municipalities have started to advocate re-development and expansion through state and locally funded incentive programs. ADU or Accessory Dwelling Units have become a major focus in California. Every Single Family lot is now zoned R-3 allowing 3 units. The main house can be as previously allowed by the City it is within. One 1200 s.f. ADU can be added and a second Jr. Adu of 800 s.f. can allso be added to any property with incentives that are designed to encourage these units. Low income multi-tenant developments on a larger scale have a multitude of State funded incentives now too. Additionally, in the commercial sector Newport Beach still encourages businesses to add patio seating of up to 500 s.f. and increase their capacity by 49 patrons without requiring additional parking. Of course, code upgrades are required but also necessary now anyway. We follow the new laws that pertain to development and are happy to share the documents and the conclusions that our research has created.
